Door only opens from inside

I broke my door handle a few weeks ago pulling a "frozen" door open. I know, I know. I'm paying for it already.

 

If I pushed the linkage from the handle down, the door pops open and you're in! When you pull the latch from the inside, no problems.

 

After I installed the new outside handle, the handle doesn't seem to operate. When you pull the handle, nothing happens and the handle stays in the "pulled out" position. I know the function of the spring worked properly before I installed it, so I don't believe that is the problem. What tips can you share for troubleshooting the linkage and the latch itself? If the latch needs to be replaced, does anyone have a part # for that?

Another thing, should there be a gasket or seal between the handle and the door? Kinda odd that there isn't anything there.

Has anyone had to replace their handle after they broke the old one off? I think I might have messed up the latch, but I can't seem to find a part # for that one. Can anyone help out with that?
