Homeowners Insurance

Me and the wife are looking at buying our first house soon. We've already met with the lender and gone over financials, now we just have to go take a look at the house.

 

Obviously we are going to need homeowners insurance. With the many choices out there, have you guys found that maybe one is better than the other? Any particular insurance company generally have better rates than others? I'm going to shop around and get quotes but thought I'd ask here first.

Rates are different all over the country. One company may be cheaper in one area than another company. Then they might just flip positions in another area. Just shop around as you were planning. Everyone will have their gripes about a particular company. An independent agent may find you a good policy at a decent rate. If you insure your vehicles along with your house, most, if not all companies offer pretty good discounts

Like txab said... check with your car insurance carrier. I know I get a discount both ways on both car and home-owners insurance because I bundle them with one company.

The policy is known as an umbrella policy for coverage of vehicles and home/property. I have been with AAA for the past few years after leaving Shelter and Allstate due to rising costs.

Check with an indepent agent in your area. I am one in Ga. They represent multiple carriers and should advise you about actual coverage needs based on the info you give them about you and your assets/situation.

 

 

An umbrella does cover your home and auto but is excess liability not property coverage. I advise all of my clients to buy an umbrella policy for the added liability protection. You will also get a "package " discount for having your home and auto with the same carrier but that is not always the most cost effective route.

 

A good agent will find you the best value for the coverage needed

I have state farm for the house and vehicles. Having 3 policies I get a pretty nice discount. Never comapred other carriers but overall I am satisified with what I have. Plus my mother in law works in the agents office so it is very convienent if I need anything.

If you can get on with USAA, DO IT. When I switched my homeowners over to them from State Farm, it cut my rates in half for better coverage.

 

Now I've got a policy on my house, workshop, 4 cars, and riders for my tools and the wife's wedding ring...All through USAA. They've been great the few times I've had to deal with them for a claim.

Just like what's been said....everyone's got what works best for them depending on what area you live in, etc. I live in Arizona right now and currently have USAA, but just got a quote from State Farm for the same coverage (for two vehicles). Even without adding my homeowners it's already over $30 less/month. I'm going to talk with American Family, whom I was with years ago before living overseas, as well as Allstate. Check out everyone you can and see what they can do.

What are the rules for being able to get on with USAA? The only family members that I have that were in the military are both my grandfathers and my wife's grandfather.

I have been with State Farm for years, vehicles, home, business. To me its all about the agent. You can often find a good deal buy when you have problems it can turn into a big pita. Years ago I had auto insurance thru the credit union and what a nightmare when I was in an accident. Never knew what was going on, they rarely would contact me for anything and when I called them it was nothing but bs.

 

Be careful with discount insurance, lots of times they low ball a price to get you as a customer and 6 months down the road the rates start going up. Find a local agent you can trust is the best advice I can offer. Not all agents are the same.

I'm not 100% sure but I believe you would qualify since it's a grandparent. I don't think an uncle or something of the like would count. They have pretty good customer service so give them a call and ask. Overall I'm pretty happy with them.

    • I did the new thermostat after doing a 'flip' for a year. Runs as cool one way as the other in the summer but in the winter there is a bit of a floor. Yellow with the new 70 C thermostat. My data over the life of the unit to date. Still need more cooler. Anyway that floor helped both winter fuel economy and shift quality in the winter. I found it a good balance.       
    • Evan Williams Bottled in Bond   So pouring the last of a bottle of Evan Williams Black label last night I set off the the state store for a refill only to be denied the by an empty shelf. Rats.    What the did have was a bottle of Evan Williams Bottled in Bond. 100 proof. Hum, a few bucks more but a known distiller. Lets have a swing at it. ( I have before )    Cracked it open and pour a serving over ice. Hum.... more heat, yes. More alcohol naturally. But the barreling not the proof brings the taste and this one came up short.    Oh is was familiar but the heat ran the barrel over like a Peterbilt runs over a squirrel. Could use a heavier toasting of the oak me thinks or perhaps a longer barreling. Who knows. But what I can say is ice or a water back isn't the answer. What kills one kills them both. Sad. It is a pleasant drink....if you have little to compare it to.  
    • I've had exactly one set of Bridgestone. Lasted five year and 125,000 miles and had I known better 15oK would have been a cake walk. I would have bought a like set had they not tripled in price since the first set. I removed them at said mileage with 5/32" remaining in dead even wear all four. They were fuel efficient, quite, comfortable and predictable.    Early on I got a very good alignment checked at least once a year, sometimes twice; kept the tires properly inflated, balanced and rotated. And I've found that many a tire issue can be avoided with great maintenance practices. Lot's of tire dealers will do rotation and balance (simple) for free for as long as you own the tire they sold you so no excuse not to.    Bead prep, alloy integrity and stem health have a huge impact on inflation stability. There are more mountings done poorly that perfectly. Finding a good tire guy is gold and as important as finding a tire you like.    That 3X price increase now two sets of "other tires' later is starting look like a bargain.      Bad maintenance kills more tires than bad tires.
