Sticky rear doors on ext cab - 2006 Sierra

Has anyone had to deal with the back doors on extended cab pickup trucks becoming really sticky when you try to open them?

Mine always seem to get really sticky, to the point that you have to open the handle with one hand and yank on the door frame with the other hand in order to open them?

I'm curious as to what causes this.

I usually end up putting some lube on all of the latches and everything else I can see and that seems to help sort of, for a while and then it gradually gets worse again.

Does anybody know what actually causes us and how to fix it so that the doors open and shut properly all the time?

have you treated the rubber seals?
