Dark Titanium/light Titanium Leather Problems

I have a 2007 NBS Sierra with the Dark Titanium/Light Titanium Leather seats and I am having a problem keeping them clean. The driver side armrest on the center console has become stained a light brown/reddish color and the front seats look as if they need cleaning once a week. I've tried saddle soap, various leather cleaners (meguiars, Leather CPR, Leather Master), hand soap, etc. The dirt/grime seems to come off of the seats well enough but they get dirty again within a week. Nothing seems to get the stains off of the armrest.

 

Does anyone have any recommendations on a good cleaner? What about a good conditioner/protector that won't change the texture/appearance of the leather finish?
